RHA Advisors is led by Matt Harvey, a 40-year veteran of the Commercial Real Estate industry. Matt’s career has included successful terms in Brokerage, Property Management, Construction Management and most recently as an Asset Manager in the CRE sector of the Private Equity industry, focused on value-add real estate opportunities across the country.
Matt’s contributions are derived from his diverse experience restoring lost CRE value, including a special knack for finding opportunities where others had failed to look.

The Equitable Building, North Financial District
Loss: 100% vacant retail due to sidewalk scaffolding surrounding building’s lower floors. Significant office vacancy due to building conditions.
Cause of Loss: Structural failure of building’s stone curtain-wall system, splintering and falling onto the street below.
Solution: Encapsulate stone exterior with Neoparies (glass ceramic) and refinish decorative aluminum panels, in keeping with Historic Landmarks covenants. Redevelop all ground floor retail spaces along with the propertie's amenity areas. Rebrand property in support of marketing/leasing. Achieved LEED Gold Certification.
Result: Traded to new owner who completely leased the ground-floor retail premises, along with a significant increase in office leasing success.

Class “A” high-rise residential
Loss: Missed opportunity by Developer
Cause of Loss: The lobby and common areas were only partially completed by the developer, preventing the new property owner from achieving “ Best in Class” status and falling short of potential occupancy rates.
Solution: Redress all property amenities, including streetscape, lobby/gallery, fitness center, clubrooms, pool-deck and business center.
Result: Owner achieved steady occupancy rates between 97%-99% while also eliminating all forms of rent concessions.

Garden Apartments
Loss: Significant rental income lost due to multiple buildings being uninhabitable.
Cause of loss: Foundation failure due to deteriorating landfill, exacerbated by its location adjacent to the Arkansas River.
Solution: Following five separate surveys over 24 months, 14 of 44 buildings received new piering. Voids in landfill were secured and the best located units were fully renovated.
Result: Traded to new owner who continued the unit redevelopment plan.

Loss: Rental income stops when anchor tenant vacates.
Cause of loss: Regional Bank’s HQ relocates to more modern facilities. Vacates 70% of the leasable premises.
Solution: Convert former 2-story bank lobby into new rentable SF. Redevelop remaining floors from “bank” aesthetics to modern skyscraper, with high-rise elevator lobby views into the nearby NFL stadium. Fully modernize building mechanical systems, achieving LEED status.
Result: Traded to national CRE investor following significant lease-up of the renovated office space.

Loss: Rental income stops once tenant vacates.
Cause of Loss: Former single-tenant building becomes vacant following departure of long-term occupant.
Solution: Convert to multi-tenant property by redesigning tenant floors. Expand parking lots to accommodate more dense employee usage. Secure entitlement of surplus land as future development site.
Result: Traded to national CRE Investor following lease up as multi-tenant building. Traded additional parcel to hotel developer.

Loss: Office Park development stalled.
Cause of Loss: Environmental hazards related to the former PG&E maintenance facility, located at this site.
Solution: Remediate environmentally impacted areas. Then secure entitlement required to build additional Class A office building at site.
Result: Traded to new owner who completed construction of 157,000 SF Class A, office bld.
